Carter Jonas's Leeds office were instructed by the landowner to select a Developer or Promoter to take the site forward through the planning process. The land is situated to the east of the Dishforth Road, to the northern edge of the market town of Boroughbridge, within Harrogate Borough Council District of North Yorkshire.

Carter Jonas agreed Terms with Promoters Gladman to obtain Planning Permission for the 17 acre site. Gladman successfully secured Outline Planning Permission for 145 units in 2016.

Carter Jonas, working with Gladman, marketed the site with the benefit of Planning Permission. Several offers were received. Terms for a Conditional Contract were negotiated and agreed with Miller Homes, subject to Reserved Matters approval.
