We worked with real estate investment and development specialist Barwood Capital, to secure planning permission for an extensive refurbishment and the extension of an office building on Paradise Road in the London Borough of Richmond.
The proposals include the complete refurbishment, alteration and extension of the existing building, to provide an additional 714 sq m (GIA) of Class E office space on a new fourth floor and an external terrace for yoga, seating and other uses. When completed, the scheme will provide around 45,000 sq ft of office space.
New landscaping, to provide amenity and garden space, will replace the existing car parking area. The exterior will be reclad to soften the elevations.
In line with national objectives and the Local Development Plan, sustainability is at the heart of the proposals. The scheme is set to meet an EPC rating A and the highest of BREEAM ratings (‘Excellent’). Accordingly, carbon emissions associated with the building’s design and construction will be assessed at various stages in line with BREEAM requirements; the development will work towards reducing operational energy and carbon emissions, and it will encourage biodiversity by enhancing greening and planting opportunities in both the public realm and private spaces.
To further support the development’s sustainability objectives, 20 car parking spaces will be removed from the site and replaced with a gym, associated changing rooms and showers, 42 cycle parking spaces and electric vehicle charging points.
