Godwins Farmhouse

Our professionals were appointed by The National Trust to assist them in the repair and refurbishment of their let estate. One and two Godwins Farmhouse are two examples of many properties within a national programme. The property is an 18th Century, Grade II Listed farmhouse sub-divided into a pair of semi-detached houses.

Our professionals used Parity Software to analyse the cost benefit of various combinations of improvements, to meet Minimum Energy Efficiency Standard (MEES) regulations. The practicalities of working within the historic fabric also needed to be considered. The refurbishment included energy efficiency improvements to gain the required EPC E rating.

We procured all necessary sub-consultant due diligence including measured surveys, drainage, archaeology, asbestos and ecology. This identified bat roosts and the need to undertake the roofing elements of the works with a European Protected Species (EPS) license in place. As a result, the work was procured with sectional completion. This allowed for internal refurbishment and MEES compliance, which meant early occupation and rental income, with roofing works following six months later between the bat maternity and hibernation seasons (September and October), under license with ecologist supervision.

We also obtained listed building consent and wrote a detailed specification of works to comply with this, using traditional methods and materials. We managed the procurement process and undertook the principle designer and contract administration roles.
