Newbury Farm - Cambridge Investment Partnership

The Carter Jonas Eastern Planning Team were delighted to achieve Reserved Matters consent for 150 dwellings including 60 affordable homes, commercial units, a community building and extensive landscaping on behalf of Cambridge Investment Partnership.

The site comprises Phase 3 of an allocated site to the south east of Cambridge, in close proximity to the Biomedical Campus and Babraham Park and Ride.

Carter Jonas devised a comprehensive planning strategy to ensure compliance with the allocation policy; the approved parameters and stipulations of the outline permission; and coordination with the consented phases, which included the main spine road. Alongside the Reserved Matters our consultants also coordinated submission of relevant condition discharge applications and non-material amendments to ensure rationalisation of certain areas such as the cycle path design and building heights.

A key driver behind the design was consideration of the four “C’s”: Community, Character, Connections and Climate. The landscaping includes six play areas, drainage features and foot and cycle paths.

The scheme was subject to extensive pre-application engagement including nine meetings and workshops with the local authority, a workshop with Cam Cycle and a public exhibition. This ensured buy-in from stakeholders and a smoother ride through the determination process.

The team included architects BPTW and landscape architects Guarda.
