Carter Jonas acted on behalf of a consortium of private landowners in identifying planning potential and negotiating a number of agreements to facilitate a planning permission, before selling the land on the open market to maximise the value returned to the landowners.

In 2015 Carter Jonas was approached for advice regarding the planning potential of land lying off Lower Road in Stoke Mandeville. Having determined that the land had strong planning potential, we negotiated a Landowners’ Collaboration Agreement before negotiating a Promotion Agreement with Gladman Developments, on behalf of the joint landowners.

As a part of the Promotion Agreement, Gladman undertook to obtain planning permission on behalf of the landowners and quickly prepared an outline planning application for up to 117 new homes.

Following the grant of planning permission, Carter Jonas then brought the development opportunity to the open market. A full and open marketing campaign culminated with a competitive informal tender in 2017, with a high level of interest being expressed, before Carter Jonas negotiated a sale price in excess of the £12m guide price with a national house builder.
