Carter Jonas’s Planning North team successfully secures Full Planning Permission for residential development.

Planning North was instructed to achieve Full Planning Permission for residential development on an existing brownfield site in Harrogate.

The site is located to the west of Harrogate and is a vacant brownfield site located within the countryside comprising a range of former farm buildings which were last in B1/B8 uses in varying states of repair.

Following an initial site assessment it was considered that the most appropriate and viable use for the site would be residential redevelopment due to the potential value of the site.

Carter Jonas were instructed to prepare and submit a planning application for the residential redevelopment of the site. The main issues which needed to be addressed as part of the application were the loss of an employment site, the countryside location and sustainability of the site for residential redevelopment and the density, design and materials needed to create a scheme characteristic of the rural location.

Through viability appraisals (undertaken by our Development Team) we were able to demonstrate that the reuse of the buildings and the site for employment use was not a feasible option.

Following pre-application discussions with the planners and conservation officers a scheme for seven dwellings arranged to reflect a traditional farmstead layout; tightly knit buildings of single and two storeys in height creating a courtyard style of development was proposed.

Whitehouse Farm was granted Full Planning Permission for seven units offering a mix of bungalows, semi-detached and detached houses ranging from 2 to 4 bedrooms.

The Development Agency team then marketed the site with the benefit of Full Planning Permission. Interest was received from a number of parties and the sale was concluded via an informal tender. The site has now been sold to a local developer.
