The land is classified at Grade 3 on the Agricultural Land Classification map, is easily worked and according to the Cranfield University Soilscapes database is predominantly classified as freely draining slightly acid loamy soils suitable for a range of spring and autumn sown crops, with a long grazing season if down to grass. METHOD OF SALE The property is offered for sale by private treaty as a whole or in 3 lots. TENURE & POSSESSION The freehold of the property is offered for sale, all the land being subject to a Farm Business Tenancy which expires on 31st March 2021 with an apportioned passing rent of £9,900 per annum plus 90% of the Basic Payment Scheme payment. It is expected that the land will be left bare at the end of the tenancy with no growing crops, to allow the buyer to use the land as they wish after this date.
